Space that lets, and lands investment.
Offices, retail, town-centre and mixed-use schemes answer to funders, occupiers and agents as much as to planners. We produce imagery that works for all of them – accurate enough for consent, compelling enough to lease and to fund.
More audiences than most
One scheme, three audiences to convince.
Commercial schemes rarely have a single decision-maker. A planning committee has to permit it, a funder has to back it, and an occupier has to want to be in it – and each reads an image differently. We build imagery that holds up across all three, so you’re not commissioning three separate sets to tell one story.
What we produce
Everything a commercial scheme needs.
01
Verified views for planning
Town-centre and tall-building schemes sit in the most scrutinised contexts there are. We produce accurate AVRs that stand up to that scrutiny at committee and inquiry.
02
Leasing & investment CGI
Occupier- and funder-ready imagery – the building in use, fit-out options, public realm and arrival – that helps agents let space and secure investment.
03
Film, animation & 360°
Take occupiers through the space and its setting – connectivity, amenity and the experience of being there – in a way a still can’t convey.
04
Interactive availability
Floor-by-floor or unit-by-unit availability on one interactive model, kept live by your agency team – ideal for multi-let and portfolio marketing.
Consent, then commerce
Get it permitted. Then get it let.
01
Winning consent
Commercial schemes are often prominent, tall, or in the heart of a town centre – exactly where townscape impact is fought hardest. We give you verified views credible enough to move the argument forward. More on our planning work →
02
Letting & funding
Deals move on confidence. We produce spec-accurate imagery that lets an agent show occupiers what they’ll get and gives funders something concrete to back – quickly, while the interest is live. More on our marketing work →
The details that matter
It’s not just the building. It’s who’s in it, and where you’re standing.
In retail and commercial imagery, the craft is in details most people never consciously notice – and it’s often what separates an image that lets space from one that doesn’t.
Views aimed at the occupier
We regularly create images targeted at specific occupiers – showing a prospective tenant exactly how visible their unit would be, the footfall passing it and the presence it would have on the street. It turns an abstract floorplan into something an agent can genuinely let against.
The right people, in the right place
Who you show matters as much as what you show. Put the wrong people in a scheme and it quietly signals the wrong thing – and viewers get distracted by figures that don’t quite fit before they’ve even taken in the architecture, without being able to say why. We cast and place people deliberately, so the scene reads as the development you’re actually pitching.

Common questions
Commercial & retail, answered.
Do you handle tall-building and town-centre verified views?
Yes. These are among the most scrutinised applications there are, so accuracy is everything. We produce AVRs with survey data, GPS-located photography and a documented methodology built to withstand committee and inquiry.
Can you show fit-out or occupier options in one scheme?
Yes. Because we build the space in 3D once, we can show it in different fit-outs or configurations – CAT A, a sample occupier, or alternative uses – without starting from scratch each time.
How quickly can you turn imagery around for a live deal?
Quickly – everything is in-house, so there are no handoffs slowing things down. Tell us the deadline the deal is working to and we’ll be straight about what’s achievable and what it takes.
Can availability be shown interactively for multi-let schemes?
Yes. Interact3D can present floor or unit availability on one interactive model that your agency team keeps current as space is let. See how Interact3D works →
