Residential schemes answer to two audiences at once: planners who need accuracy, and buyers who need to feel it. We produce both – verified views that win consent, and imagery that sells homes off-plan – for higher-end, bespoke and larger apartment schemes.
Honest fit
We’re not the right studio for every housing scheme.
We’ll be straight with you: for high-volume, price-led housebuilding, we’re probably not the most economical choice, and you’d likely be better served by a studio built for that. Where we add real value is the more considered end of residential – higher-end and luxury homes, bespoke design-led schemes, and larger apartment buildings, where the imagery has to do justice to the architecture and the accuracy still has to hold up at planning. If that’s your scheme, it’s exactly the kind of work we enjoy.
Two jobs, one scheme
Accurate enough for committee, warm enough to sell.
A considered housing scheme has to clear planning and then sell, and those two jobs pull in different directions – one wants rigour, the other wants aspiration. Because we handle both in-house, the same scheme flows straight from a verified view for the committee to lifestyle imagery for the sales suite, with no re-briefing and no compromise on either.

Do you produce townscape and heritage verified views for housing?
Yes. We produce accurate AVRs with survey data, GPS-located photography and a documented methodology – the kind of evidence townscape and heritage assessments rely on, and the kind that stands up when a scheme is contested.
Can you create sales imagery before the design is final?
Yes, and we often do. We’re comfortable working from an evolving design and flag the information we need as it firms up, so marketing imagery can be ready for launch without waiting for every detail to be signed off.
How “real” will the CGI be versus the finished homes?
As real as the information allows. We aim for aspirational but honest – selling the scheme at its genuine best, not a version that can’t be built. That protects you at handover, when buyers compare the brochure to the keys in their hand.
